Bulgaria General Info

Purchasing in Bulgaria varies slightly depending on whether you are buying an apartment or a property with land.

Buying an apartment

  • If you have decided to purchase one of our properties, we will reserve your desired property and take it off the market at a £1,000 deposit payable to our solicitors. This payment is deducted from the purchase price. For your safety, we will also provide you with a reservation agreement.
  • In the meantime, our solicitors will draft a preliminary contract for your and your lawyer’s perusal.
  • Once the contract has been agreed and signed by both parties you are required to pay a deposit at a specified date as per the agreement.
  • The balance for your property is usually via stage payments throughout construction and will be specified in the purchase agreement. We will contact you in advance before each payment is due.
  • The title documents will be drawn upon completion of the construction and the official exchange of the contracts is carried out by a municipal notary.
  • The notary fee payable is 1.5% of the property value and stamp duty is charged at 2%.

Buying Landed Property

As, according to Bulgarian Law, foreigners are currently unable to purchase land as individuals, they must set up a Bulgarian registered company.

  • Your solicitor can set up the company for you via a legalized Power of Attorney.
  • The costs of registering a company are about €1,000.
  • An additional €2,500 capital is required to be deposited in a Bulgarian bank for the duration of the company set up. Upon registration this money can be withdrawn.
  • As soon as your company is registered, the purchase process is carried out the same as when buying an apartment.
